9 years ago, we bought this cute little charmer and walked to everything we needed. Over time, we up-cycled the house and turned it into a jewel right in the heart of the cultural district.   Blocks from the beach, restaurants, museums, our neighbourhood gives you quiet nights. The private courtyard is a getaway within the city and a great place to barbecue, relax, and have good conversation.  Nights are quiet.

You can easily walk on the Cawston Corridor to downtown. We are also on the bike path and steps from a bus stop to the downtown exchange. Centrally located for quick taxi, and winery tour pick-ups. A 8 min. walk from the best coffee and gelato in town. 5 min. from the best pastries, and tea!

This unique offer includes fully updated main house as well as a carriage house with a 1 bedroom suite above, and an artist/dance/yoga studio below. Parking out back for 4 vehicles.  This property has served our family well as both a home and an investment property… it has been extremely good to us, and we let it go now only because we are simplifying.

In 2010 we completely gutted the main house, preserving the exterior character while bringing some much needed upgrades to our 1940’s house. All upgrades were done with full permits and were inspected by city and provincial authorities.  The house was completely gutted and we provide the details below.  Approximate square footage 1600 sq. ft. for front /main house. 1200 sq. feet for carriage house. In 2010, all electrical was pulled back to source and a new panel installed. The property has a 200 amp service with 100 apms running to the main house which gives the house a lot of power. All water lines were also pulled back to the water meter and rerun with pex throughout the house, so you can know your waterlines are safe.  The entire house was restructured including all walls , floor joists and support beams, so that you are essentially getting a NEW house with modern amenities and old world character for a little soul.  Soundproofing insulation is in every wall and ceiling in the house making it a very quiet and soothing space, which is quieter than most new houses because our family is noise sensitive and we made sure the house would accommodate. 


The main floor has double insulated walls, while the upstairs loft and lower basement/crawlspace are spray foamed.  All windows and doors were also replaced, which means this house is super insulated and will heat up or cool down quietly.  Both the upstairs and downstairs bathrooms have heated floors to keep your toes warm. The furnace and ac unit were replaced at the time of renovations and a high efficiency gas hot water tank was recently replaced, so you get a cost efficient house with predictable bills.

The furnace, hot water tank, cooktop, dryer and bbq all run on natural gas, which also means the house more inexpensive than most to run.


Custom hand-made wood counter tops that I built using reclaimed dock material give you a truly unique finish.  Custom up-cycled bathroom cabinet and medicine chest for a great old world look. Deep free standing soaker tub upstairs. Central Air and Vacuum in the front house, and there is insulated and heated stand-up crawl space below the house with two shelved storage bays.

The house is fully wired with multiple cat6 lines to each room in case you wish to hardline in. 

Fully landscaped and fenced property with a stone courtyard between the house and carriage house for great intimate gatherings.  Underground irrigation system is in place to get you through the part of summer where Kelowna returns to its desert heat. Breaker, shut off panel and electrical line is run for a hot /cool tub.

The corner house without carriage house on Richter and Cawston is at 714K. (Same street, one block towards the water that must be bought with another knock down.)  An updated character house with a one bedroom suite on Elliot Av. listed by Joan Wolf Jan. 8, 2017 for 888K is no longer on the market. HALF a semi-detached home one street away and two blocks off  http://www.point2homes.com/CA/Home-For-Sale/BC/Kelowna/Downtown-Kelowna/1057-Wilson-Ave/35857534.html  is around 700k, although our house has a lot more charm, more landscaping. Another half-duplex on Leon is 689k, (google downtown kelowna for sale Leon)
